"Mike, I think you know Chris Curles. I had the most interesting inspection yesterday. He now uses an infrared scanner/camera - it was amazing. There are some examples on his web site below. We saw a discolored place on the roof decking from the attic - the scanner revealed that it was an active leak. Heat loss is visible at walls, for example it is possible to "see" where insulation is missing! This could also be a non-invasive way to begin to evaluate stucco homes, especially at time of listing. The buyer walked across the room and we could see where his foot "prints" were because of the heat transfer from his feet - very CSI~! The first time home buyers were impressed and reassured and were so happy that I had insisted they be present at the inspection (to write the check - haha!). Chris said he could come to a sales meeting to demonstrate if you are interested.
